Wake County offers one of the widest ranges of 55+ and active adult communities in the Triangle, from large Del Webb neighborhoods to smaller active-adult, townhome, villa, and resale communities.
Finding the right Wake County community
The right fit depends on how much amenity and social calendar you want, whether you prefer new construction or an established resale, and where in the county you want to be. Representing buyers directly through closing, my role is to help you compare these honestly, confirm the details that vary by community, and tour the ones that fit.

Community details change over time. Availability, pricing, HOA dues, included services, age qualifications, and construction status should be confirmed for the specific community and property before you rely on them.
How the county line affects what you pay
Parts of western Cary near the Amberly area straddle the Wake and Chatham county line, and homes elsewhere in the county can sit inside or outside a town’s limits, which changes taxes.
County, tax rate, and school assignment are verified per address, never assumed from the community name. This is one of the details I check for every buyer before an offer.
How I help buyers here
Representing buyers directly through closing means you work with one person from the first tour to the keys. Buyer agency compensation is explained and put in writing before we tour homes.
Every showing is coordinated for you, and the details that vary by community—from HOA dues to age rules to county and tax—are verified before you rely on them.
Frequently Asked Questions
Clear answers about age qualifications, HOA dues, and choosing between new construction and resale.
What is the difference between an age-restricted and an age-targeted community?
An age-restricted community legally requires at least one resident to meet the age minimum, usually 55. An age-targeted community is marketed to active adults but does not enforce an age rule. The distinction affects who can live there and how the community resells, so it is confirmed per community.
How do HOA fees work in these communities?
Most cover lawn care, common areas, and amenities, and some bundle extras like internet and cable. Amounts vary by community and home type and change over time, so each is confirmed on the community page rather than assumed.
How much are the HOA dues at Encore at Wendell Falls?
Owners at Encore pay two monthly assessments: $268.00 to the Encore at Wendell Falls association and $70.06 to the Wendell Falls association, for a combined $338.06 per month. Lawn maintenance is included.
Is Encore at Wendell Falls still selling new homes?
No. David Weekley Homes has finished selling at Encore, so homes that come available now are resales. Wendell Falls itself, the larger all-ages community Encore sits inside, is a separate matter.
Should I buy new construction or a resale?
Both exist across these communities. New construction lets you personalize a home; a resale often means an established community with mature landscaping and a known HOA. The right choice depends on timing, budget, and how much you want to customize.
