Moving from California

Moving from California to the Raleigh Triangle

California was home for most of my life. Leaving the Bay Area for Raleigh meant trading fog for four gentle seasons, learning a completely different real estate process, and building a community from scratch. A decade later, helping fellow Californians make the same move is one of the most rewarding parts of my work, because every question you have is one my husband and I once asked ourselves.

What works differently in North Carolina

The mechanics of buying here will feel unfamiliar at first. Here are the differences California buyers notice most:

  • Attorney closings. North Carolina closings are handled by licensed real estate attorneys rather than the escrow and title companies you know from California. Your attorney searches title, prepares closing documents, and conducts the closing itself.
  • The due diligence fee and period. North Carolina contracts typically include a negotiated due diligence fee paid directly to the seller, plus a due diligence period during which you may walk away for any reason. This structure has no direct California equivalent, and understanding it is essential to writing a competitive offer.
  • Property tax assessment. North Carolina has no Proposition 13. Counties assess homes at market value and reassess on a set schedule, so your tax bill reflects current value rather than your purchase-year basis. Rates vary by county and municipality. In areas like Brier Creek and ZIP 27617, even the county itself is parcel-specific because the area straddles the Wake and Durham county line, so taxes are verified address by address. [VERIFY: current county tax rates and reassessment years before citing specifics]
  • Pace and terminology. Inspection customs, earnest money handling, and contract timelines all differ. Part of my job is translating each step into terms that map onto what you already know.

Coordinated Support on both Coasts

Selling in California while buying in North Carolina means two transactions, two markets, and three time zones. Through my co-marketing partnerships in the Bay Area, my California clients have trusted, experienced representation on the West Coast side of the move while I manage everything here in the Triangle. Together we keep both transactions aligned so your sale funds your purchase on the schedule you need.

West Coast hours are never a problem. Having lived on California time for decades, taking your call in the evening Pacific time is simply part of the service.

FAQS

Will my California equity go further in the Triangle?

Many of my California clients find that housing costs differ significantly between the two markets, though the honest answer depends on where you are selling, where you are buying, and the home you want. Rather than promising a specific outcome, my consultation includes a personalized comparison using your actual numbers so your budget is grounded in reality from day one.

What is a due diligence fee?

A due diligence fee is a negotiated payment made directly to the seller when your offer is accepted in North Carolina. In exchange, you receive a due diligence period during which you can terminate the contract for any reason and forfeit only that fee. The fee is credited toward your purchase at closing. Setting the right amount is a strategic decision we make together based on the home and the competition.

Will I still owe California taxes after I move?

Residency and tax questions deserve professional guidance, and tax advice is outside my role as your real estate agent. A CPA familiar with California residency rules can walk you through your specific situation, and referrals to qualified professionals are always available if you need a starting point.

How do we handle the time difference?

Easily. Evening calls on Pacific time are a normal part of my week, and updates arrive on a rhythm that works for your schedule, not mine. Responsiveness matters most when you are managing a move from 2,500 miles away, so you will never wonder where things stand.

Can my California sale and Triangle purchase be timed together?

Yes, and coordinating them is central to my relocation service. Depending on your situation, options can include timing both closings closely, negotiating a leaseback, or structuring the purchase around your sale proceeds. Working in tandem with your California listing agent keeps both sides moving on one master timeline.
