Regency at Olde Towne, Raleigh, NC
A Toll Brothers 55+ community with three home collections, private Regency amenities, and access to the wider Olde Towne master-plan amenities in southeast Raleigh.
A 55+ Toll Brothers enclave inside the larger Olde Towne master plan
Regency at Olde Towne is a Toll Brothers active adult community in Raleigh, North Carolina. Toll Brothers markets all three Regency collections for buyers 55 and older, while the surrounding Olde Towne master plan is open to all ages.
That structure is one of the most important things to understand before choosing a home. Regency residents have a private amenity center designed for the 55+ section, and they also have access to amenities shared across the wider Olde Towne community.
New construction is still selling. Toll Brothers currently publishes three collections and 13 base home designs, with move-in-ready and quick move-in inventory changing as homes are reserved and completed.
Use the recorded documents, not just the marketing, to confirm the rules
Toll Brothers markets Regency at Olde Towne as a 55+ active adult community. The surrounding Olde Towne master plan is not age restricted, so buyers should distinguish the Regency section from the wider neighborhood. The exact occupancy provisions for a specific purchase are controlled by the recorded governing documents.
55+ Active Adult
All three Regency at Olde Towne collections are currently presented by Toll Brothers as 55+.
Olde Towne is all ages
The age designation applies to the Regency enclave rather than every home in the surrounding master plan.
Read the recorded language
Household-age, occupancy, verification, rental and guest provisions should be confirmed from the current declaration and association documents before the relevant contract deadlines.
There are two assessments, and the billing frequency matters
Doorify MLS records reviewed for Carolyn’s August 2026 handoff report a $275 monthly assessment plus a second $205 quarterly assessment. The quarterly fee should not be treated as another monthly charge.
Using the reported billing schedule
$275 each month plus $205 each quarter works out to roughly $343 per month when averaged across the year.
Confirm against the specific home
Use the current contract, disclosure package and association documents for the exact property rather than relying on a copied listing.
Separate master-plan charge
The second assessment is reported quarterly. Confirm what each association covers, any transfer or capital fees, and which rules apply to each part of the community.
Before you write an offer: I will help you confirm both current assessments, both sets of governing documents, what maintenance is actually included, and any one-time association charges tied to the specific home.

Thirteen base designs across three collections
The current Toll Brothers community page lists 13 base home designs across Discovery, Journey and Excursion. The base plans emphasize first-floor primary suites, while selected expanded or Elite configurations can add more space and, on certain designs, an upper level.

Know which choices are structural and which can wait
Toll Brothers currently shows both build-to-order opportunities and quick move-in homes at Regency at Olde Towne. Quick move-in inventory is already designed or under construction, while a to-be-built home can offer more opportunity to select a homesite and personalize through the Design Studio.
The community page showed nine quick move-in homes when reviewed in August 2026. That number changes, so I would use the live builder inventory and the MLS search below rather than treating a dated count as permanent.

Two amenity systems, with different users and purposes
Regency residents have their own private amenity center. Toll Brothers describes the Regency center as including indoor and outdoor gathering areas, a community kitchen, flex space, a fitness center, an outdoor pool and five pickleball courts. An onsite Lifestyle Director organizes a year-round calendar.
Regency residents also have access to the wider Olde Towne master-plan amenities, which are shared with the all-ages side of the development.
The private Regency calendar is still growing with the neighborhood
This is a newer active adult community, so the activity calendar and resident groups can evolve as more homes close. The onsite Lifestyle Director provides structure, while residents still have room to shape clubs and recurring activities.

Southeast Raleigh, inside Wake County and the City of Raleigh
Regency at Olde Towne is in southeast Raleigh, with access to I-40 and I-440. The location provides a Raleigh address and city services while keeping the community outside the downtown core.
Property taxes, municipal services and school assignment should be checked for the specific address rather than estimated from a nearby property. Wake County Public School System assigns base schools by residence and provides an official address lookup.
How Regency at Olde Towne differs from nearby Toll Brothers Regency communities
The useful comparison is location, collection mix, amenity structure and current builder pricing, not a claim that one community is universally better.

What I tell buyers about Regency at Olde Towne
Five issues matter here before finishes and model-home details start taking over the conversation.
Understand both assessments
Regency sits inside a larger master plan. Confirm both current fees, their billing schedules, what each one covers, and the rules attached to each association before you commit.
Walk the homesite, not just the model
View, orientation, road exposure, amenity proximity and nearby construction can change the daily experience even when two buyers choose the same floor plan.
Separate structural choices from finishes
Expanded Elite layouts, upper-level space and garage configurations can be difficult or impossible to change later. Compare those decisions before spending energy on cosmetic selections.
Plan the sale of your current home first
If another home needs to sell, understand the timing and the builder contract before reserving a homesite. The sequencing can matter as much as the plan itself.
Bring representation to the first builder appointment
The sales team represents Toll Brothers. Buyer representation and any compensation arrangement should be discussed and put in writing before we tour or register with the builder, so the relationship and expectations are clear from the beginning.
