Community Overview

Newer low-maintenance living with a country-club connection

Residents have their own private clubhouse, resort-style pool, fitness center, pickleball courts, and onsite lifestyle programming. Ownership also carries a social membership to the neighboring 12 Oaks Country Club.

Sales opened in 2023, and the Regency amenity center opened in June 2025, making this one of the newer active-adult options in the Holly Springs area.

Age Designation

Toll Brothers markets Regency at Holly Springs as a 55+ active-adult community

Age-restricted housing in North Carolina operates under the federal Housing for Older Persons Act. The specific rules for a younger spouse, minimum ages for other household members, and the community’s own occupancy requirements are set by the recorded declaration rather than by builder marketing. Those governing documents are the ones that control, and reviewing them is part of buyer due diligence.

Builder Positioning

55+ active adult

Regency is Toll Brothers’ active-adult brand, and this Holly Springs community is marketed specifically for 55+ buyers.

Recorded Documents

The declaration governs

Household-age rules and occupancy details should be taken from the recorded declaration rather than assumed from marketing language.

Buyer Due Diligence

Verify before closing

Buyers should review the current governing documents so they understand the actual requirements that apply to the home.

HOA & Club Costs

Two monthly assessments apply here

Regency at Holly Springs has a two-layer dues structure. The Regency association charges $275 per month, while The Club at 12 Oaks charges a second $163 per month for the social membership. Together, the current total is $438 per month (Doorify MLS, August 2026).

Regency Association$275

Per month

Funds the Regency amenity center and services within this section of the community. Lawn care is included.

The Club at 12 Oaks$163

Per month

Carries the social membership to 12 Oaks Country Club, including access associated with that social membership.

Golf is separate. Playing the Jack Nicklaus-designed course at 12 Oaks requires a separate golf membership with its own joining fee and monthly dues. Any capital contribution collected at closing is also separate from the $438 monthly total.

What the dues comparison really means

A $438 monthly total may look high next to a neighborhood charging less, but the useful comparison is what is included. Here, lawn care, private Regency amenities, and the 12 Oaks social membership all affect the value of the monthly figure.

What it costs to own here

Homes sit inside the Town of Holly Springs, so owners pay the town property tax rate in addition to Wake County taxes. Other recurring costs include electricity, water and sewer, internet and television, homeowners insurance, and any separate golf membership a household chooses.

Homes & Floor Plans

First-floor primary suites with flexible one- and two-story options

The current base designs in both collections are shown by Toll Brothers as one-story plans with the primary bedroom on the main floor. Select plans can add upper-level living, such as a loft, bedroom, or bath, which is why Toll Brothers also markets the collections as offering one- and two-story configurations.

Journey base plans range from 1,680+ to 2,015+ square feet, with select configured versions extending to about 2,370+ square feet. Excursion base plans range from 2,115+ to 2,465+ square feet, while select configurations can extend to about 2,910+ square feet. Garage capacity varies by plan.

Because the finished configuration can differ from the base plan, confirm the specific structural options, final square footage, bedroom count, and story count for the home you are considering.

A private Regency amenity center plus a 12 Oaks social membership

Regency residents have their own amenity center, which opened in June 2025 and is reserved for this section of the community rather than shared with the wider neighborhood.

  • Resort-style outdoor pool with cabanas
  • Fitness center
  • Pickleball courts
  • Bocce courts
  • Event lawn
  • Covered outdoor gathering area
  • Onsite lifestyle director

Golf is not included. The Jack Nicklaus-designed course requires a separate golf membership with its own joining fee and monthly dues.

Lifestyle at Regency at Holly Springs
A newer resident community with an onsite lifestyle director
Daily Life

The lifestyle program is still young, but it is intentionally staffed

Toll Brothers staffs an onsite lifestyle director who builds a year-round calendar of events and activities for residents. That matters because a paid coordinator tends to create activity during ordinary weeks, not only around major holidays.

The amenity center opened in 2025, so the resident club roster is still taking shape rather than being decades deep. Buyers who want to see what daily life actually looks like should ask to see the current calendar during a visit.

Location

Holly Springs access that still works for Raleigh, Durham, Cary and Apex

The community sits in Holly Springs, roughly four miles from the town’s downtown, with quick access to US 1 and NC 540. That road access is one reason the location works for someone who still drives into Raleigh, Durham, or the research campuses several times a week.

Close to home are Holly Springs Towne Center for everyday shopping and dining, Bass Lake Park for walking, and Ting Park for town events. Medical care, groceries, and pharmacies are available within the town rather than requiring a long highway trip.

How Regency at Holly Springs compares with nearby active-adult choices

The clearest differences are house type, scale, location, and amenity structure rather than one community simply being “better” than another.

Carolyn’s Buyer Perspective

What I tell buyers about Regency at Holly Springs

This is a community where the collection, club structure, construction stage, and homesite can matter almost as much as the house itself.

01

Start with Journey versus Excursion

Journey is the smaller, more broadly affordable collection. Excursion adds square footage and, on three of four designs, a third garage bay that can be useful for a golf cart, workshop, or extra storage.

02

Price the club before you fall in love with the house

The social membership comes with ownership. Golf does not. Anyone buying partly for the Jack Nicklaus course should get the current golf joining fee and monthly dues in writing before signing.

03

Compare quick move-in and to-be-built homes by finish level

A quick move-in has its design selections locked in. A to-be-built home gives you choice, but the Design Studio is where budgets can stretch. Walking both side by side usually makes the tradeoff clearer.

04

Pay attention to the homesite

Being close to the amenity center is convenient and also busier. Backing to the golf course can be attractive while bringing golf balls and early-morning maintenance. The location should be a conscious choice, not a surprise.

05

Know which phase you are buying into

Buying while construction continues can mean noise and traffic for a period, but often better lot selection. Buying closer to build-out generally means more quiet and fewer choices.

Common Questions

Frequently asked questions

How much are the HOA dues at Regency at Holly Springs?

Two assessments apply, and together they run $438 a month: $275 to the Regency association and $163 to The Club at 12 Oaks (Doorify MLS, August 2026). Lawn care is included. Golf is not, and any capital contribution collected at closing is separate.

Is Regency at Holly Springs a 55+ community?

Yes. Toll Brothers markets it as a 55+ active adult community. Age communities in North Carolina operate under the federal Housing for Older Persons Act, and the specific rules for a younger spouse or another household member are written into the recorded declaration.

Is golf at 12 Oaks included with a home here?

No. Ownership carries a social membership to 12 Oaks Country Club, which covers dining, trails and the community garden. Playing the golf course requires a separate golf membership with its own joining fee and monthly dues.

Are all the homes single story?

No, not necessarily. The current base designs are shown by Toll Brothers as one-story plans with first-floor primary suites, but select plans can add upper-level living and Toll Brothers markets the collections as offering one- and two-story configurations. Confirm the finished configuration of the specific home or plan you are considering.

Can a home at Regency at Holly Springs be rented out?

Rental rules are set by the recorded declaration and the association’s rules, not by the builder. The applicable documents may set lease terms, caps, or other restrictions. Anyone buying with a rental plan in mind should review the current documents before committing to a purchase.

What does it take to sell a home here later?

Resales in a community still building compete directly with the builder’s own inventory, which means presentation and pricing matter more than usual. Preparing the home properly before it goes on the market is exactly the work Carolyn’s Market-Ready Method covers, and it is optional rather than required.
