A low-maintenance neighborhood close to RDU, RTP, and everyday conveniences
Regency sits inside Brier Creek Country Club, on the northwest edge of Raleigh in ZIP code 27617. Buyers usually arrive at it the same way: they want a mostly single-level home, they want the yard handled by someone else, and they want to be close to the airport, Research Triangle Park, and everything at Brier Creek Commons without living on top of it.
Regency answers all three, which is why homes here rarely sit unnoticed.
My own home is in Regency. What follows is what I would tell a friend over coffee, not what a listing portal would tell you.

Where Is Regency at Brier Creek Country Club?
Regency is a residential section within the larger Brier Creek Country Club community in Raleigh, ZIP code 27617.
The location is the quiet advantage here. Raleigh-Durham International Airport is a short drive, Research Triangle Park sits just to the west, and downtown Raleigh is roughly 25 minutes away by I-40 outside peak traffic.
I-540 and Highway 70 are both close, which is what makes the commute math work for people heading toward Durham, Cary, or Chapel Hill on different days of the week.
RDU Airport
About five minutes away, depending on traffic and the specific property.
Research Triangle Park
Commonly around 10 to 15 minutes, depending on destination and traffic.
Downtown Raleigh
Roughly 25 minutes away outside peak commuting periods.
Brier Creek Commons
Groceries, pharmacies, restaurants, medical offices, and daily services.
Day to day, the practical draw is Brier Creek Commons, the retail center a few minutes from the gates. Grocery, pharmacy, home goods, medical offices, and a long list of restaurants are all there, which means most errands are a ten-minute round trip rather than an afternoon.
What Are the Homes Like in Regency?
Regency homes are single-family ranch designs, some with a finished basement, generally ranging from about 1,900 to 4,000 square feet.
Garages are front-facing. Primary suites are on the main level, which is the feature most buyers are searching for and one of the hardest to find elsewhere in ZIP code 27617 at this size.
Lot placement varies more than people expect. Some homes back to trees, while others back more directly to neighboring properties. That difference shows up in both price and in how the home lives.

Main-Level Primary Suites
The main-level primary suite is one of the neighborhood’s defining features and a priority for buyers seeking long-term flexibility.
Finished Basements
Some properties include finished basement space for guests, hobbies, media rooms, offices, or additional living areas.
Different Lot Settings
Wooded views, neighboring properties, privacy, outdoor space, and natural light vary meaningfully from one address to another.
It is worth walking several homes before deciding what you actually want. The relationship between the house, neighboring properties, trees, and outdoor space can matter more than a difference in square footage.
What Does the Regency HOA Cover?
Yard maintenance is included in the Regency HOA dues. That single line is the reason many people move here, particularly anyone coming from a larger property or splitting time between two places.
Current dues, what is covered beyond lawn care, and the governing documents should always be reviewed for the specific address you are considering, since amounts change and sections within Brier Creek Country Club are not all governed in the same way.
Copies of the applicable governing documents can be requested before you write an offer.
How Club Membership Works in Regency
Regency is treated differently from many other residential sections within Brier Creek Country Club. Full club membership should not be assumed from the neighborhood name alone.
Verify the current arrangement before purchasing
Carolyn’s July 2026 notes indicate that Regency residents may use a limited dining-access arrangement rather than selecting a full golf or club membership level.
Golf, the clubhouse, dining, tennis, pickleball, fitness facilities, and the pool are operated through the club rather than through the neighborhood HOA.
HOA charges and club-related charges are separate. Current access, dues, initiation terms, membership levels, capital contributions, and other requirements must be verified for the specific property and directly with the club before purchase.
More information about the club’s facilities and programming is available on the Brier Creek Country Club page .
Carolyn’s notes identify this as an example limited restaurant-access amount. It is not guaranteed and must be verified.
Carolyn’s notes identify this as an example neighborhood capital contribution. Current terms must be confirmed before purchase.

Wondering how membership fits with a specific Regency home?
That is a different question from what membership costs, and it is the one worth asking before you make an offer.
The relationship between a property, its HOA obligations, and the club can vary. It is one of the first things I check when a client sends me a Regency listing. My own home is here, so this is familiar ground.

Which County Is Regency In, and What About Schools?
Brier Creek and ZIP code 27617 straddle the Wake and Durham county line. County, property-tax rate, and school assignment are determined parcel by parcel, not by the neighborhood name.
Any of those details should be verified for the exact address before you rely on them. Confirming this is a standard part of how I evaluate a property, and it is one of the details that surprises relocating buyers most often in this area.
What Is It Actually Like to Live Here?
Mornings look like walkers and walkers with dogs. The club calendar carries a steady rhythm of social events, and there are enough interest groups running that a new resident who wants to meet people can do it in a matter of weeks.
There is also a large population of golfers. People who prefer to keep to themselves manage that comfortably too.
Outside the gates, Brier Creek has greenway access, parks, and the retail corridor. Beyond that is the wider Raleigh-Durham region, often called the Triangle after Raleigh, Durham, and Chapel Hill.
Downtown Raleigh, downtown Durham, Duke, UNC, NC State, and the research and medical corridor around Research Triangle Park are all reachable without a long drive.

Regency provides convenient access to:
- RDU Airport
- Research Triangle Park
- Downtown Raleigh
- Downtown Durham
- Duke University and Duke Health
- UNC-Chapel Hill and UNC Health
- NC State University
- Brier Creek shopping and services
Buying or Selling in Regency
The details that shape a decision here are often the ones a listing photograph cannot show.
Buying in Regency
Inventory in Regency is limited, and the homes that sell well are usually the ones a buyer saw early.
Working with me means direct representation from the first conversation through closing, never a hand-off to an assistant or a referral to another agent.
For anyone moving from out of state, the parts that tend to matter most are the ones that are hard to see from a listing photo: which lots back to what, how the club options compare, what the HOA documents say, and how county assignment affects the tax bill on a specific parcel.
Those are the conversations I have before a plane ticket gets booked.
Selling in Regency
Selling here is its own skill. Buyers coming into Regency are comparing it against other single-level options across Raleigh, Cary, and Durham, and presentation decides which one they remember.
Every listing includes a staging consultation and an appraiser’s price opinion, arranged with a licensed appraiser after the listing agreement is signed, at no extra cost to the seller.
For homeowners who have already moved, or who do not want to manage the preparation, the optional Market-Ready Method covers the room-by-room plan, vendor scheduling, access, and updates.
Showings are coordinated by me and accessed through a secure electronic lockbox that records every entry, which matters when a home is vacant.
