Your Home, Market-Ready. Handled Personally.

Home Preparation, Coordinated for Sellers

One coordinated plan from pricing through launch

Getting a home ready for market can feel like the hardest part of selling, especially when you are busy, moving out of state, or already gone. The Market-Ready Method is how I take that weight off you.

Pricing, prep, staging, and launch are handled as one coordinated whole, so buyers meet a home that is genuinely ready.

Designed Around the Home

The depth of coordination flexes to your home. Some sellers want the full prep cycle; others need only a deep clean and light staging. Every listing receives the same white-glove service either way; the Method simply scales the hands-on prep to what your home genuinely needs.

The Preparation and Launch Engine

Inside the Market-Ready Method

Eight coordinated steps bring pricing, preparation, presentation, and launch into one clear plan.

Appraiser’s Price Opinion

Pricing starts from solid ground. A licensed appraiser provides a professional opinion of your home’s value, arranged after the listing agreement is signed, at no extra cost to you. The appraiser works independently; we review the findings together in plain English, so your price is confident and market-driven from day one.

Walkthrough and Prep Plan

We start with a room-by-room walkthrough of your home. Together we build a prioritized plan focused on the improvements that matter most to buyers, shaped by your timeline and your budget. Nothing on the list is busywork; every item earns its place.

Pre-Listing Inspection (Recommended)

A pre-listing inspection is recommended, never required. You hire and pay the inspector directly, with scheduling handled for you. Knowing what a buyer’s inspector is likely to find, before you list, means fewer surprises and stronger footing when offers come in.

Curated Repairs

Repair priorities come straight from the inspection and the prep plan. Trusted local professionals provide quotes, you approve every quote before any work begins, and the vendors work for you and are paid by you directly. My role is coordination, scheduling, and communication, keeping the work on track so you never have to chase anyone.

Staging Support and the Market-Ready Reveal

A staging consultation and light staging come with every listing. For fuller staging, professional companies are coordinated on your behalf; you hire and pay the stager directly, and support with a portion of that cost may be available as a credit on your closing statement, confirmed in writing.

A final walkthrough confirms every detail before photography and launch. Throughout preparation, regular photo and status updates keep you in the loop, whether you are down the street or several time zones away.

Professional Photography, Listing Copy, and MLS Syndication

Once your home shows its best, professional photography, carefully written listing copy, and full MLS syndication bring it to market with reach and polish. Strong presentation online is where most buyers meet your home first, so this stage is given real care.

Enhanced Readiness Packet

Every listing includes a Readiness Packet, a buyer-facing set of the appraiser’s price opinion and the key documents buyers need. With the full Method, your buyer-facing packet grows to include the inspection report and repair records, giving buyers the clarity to commit with confidence.

Buyer Home Warranty (Optional)

Some sellers choose to offer a one-year buyer home warranty. Offering one can answer a buyer’s questions about the age of systems and appliances, smooth inspection negotiations, and signal care.

It is also a real cost, matters more for older homes than newer ones, and may add little in a strong market. No provider is locked in; a short list of reputable options with current pricing is shared at our consultation, and the choice is yours.

Support Wherever You Are

However you are selling, the prep is handled

The coordination changes with your circumstances, while the standard of care remains the same.

Living in Your Home While It Sells

Life keeps moving while your home is on the market. Work happens around your schedule, showings are coordinated with notice, and the plan is paced so your days stay livable.

In the Middle of Your Move

Selling here and landing there at the same time is a lot to hold. Repairs, staging, and access are coordinated on your behalf, so the prep moves forward even while your attention is split.

Already Moved or Vacant

An empty home still needs a caretaker. Cleaning, repairs, landscaping, and regular home checks are arranged and overseen for you, with updates the whole way, so a distance of five time zones never shows in the finished result.

From First Conversation to Closing

The full journey, from first call to closing day

The Market-Ready Method is the preparation and launch engine inside a larger, carefully managed sale. Here is the whole arc, so you can see where the Method fits and what surrounds it.

  1. Consultation

We talk through your goals, your timeline, and your questions, with no pressure and no obligation.

  2. Home Assessment and Listing Agreement

A walkthrough sets the plan, and the listing agreement puts our working relationship in writing, with commission negotiable and disclosed upfront in writing.

  3. The Market-Ready Method

Pricing, preparation, staging, photography, and launch, all coordinated for you. This is the phase described in detail above.

  4. Showings and Feedback

Showings are conducted by the buyer’s agent and coordinated by me, with SentriLock secure lockbox access that logs who enters and when, and buyer feedback shared with you.

  5. Offers and Negotiation

Every qualified offer is reviewed together, and negotiation is handled to protect your priorities and your bottom line.

  6. Contract to Close

Inspections, appraisal, timelines, and paperwork are managed through to closing day, with move support after if you need it.

Common Seller Questions

Frequently asked questions

Clear answers about the Method, vendor costs, contractor coordination, pricing, showings, and how the process scales.

Is the Market-Ready Method required?

No. The Method is optional, and the depth of coordination flexes to your home. Every listing receives full white-glove service; the Method simply scales the hands-on prep to what your home needs.

Who pays for the repairs and staging vendors?

You do, directly. Trusted professionals provide quotes, you approve each one before any work begins, and the vendors work for you. For professional staging, support with a portion of that cost may be available as a credit on your closing statement, confirmed in writing.

Do you supervise the contractors?

My role is coordination, scheduling, and communication, not supervision of the work itself. The professionals you hire are responsible for their own work; my job is to keep everything on track and keep you informed.

What is the appraiser’s price opinion?

A licensed appraiser provides a professional opinion of your home’s value, arranged after the listing agreement is signed, at no extra cost to you. The appraiser works independently; the findings are reviewed together in plain English and inform a confident, market-driven price.

Do I need to be home for showings?

No. Showings are conducted by the buyer’s agent and coordinated by me, with SentriLock secure lockbox access that logs exactly who enters your home and when. Sales are regularly managed for sellers who have already relocated.

What if my home only needs a few small things?

The plan scales to your home. Some sellers need a full prep cycle; others need a deep clean and light staging. The walkthrough determines what is genuinely worth doing, and nothing more.

Is the Market-Ready Method the same as your selling process?

They are two parts of one whole. The full selling journey, from consultation through closing, is laid out on this page. The Market-Ready Method is the preparation and launch phase inside that journey, the hands-on coordination that gets your home ready for market.

Ready to see what your home needs?

A short conversation and a walkthrough are all it takes to know whether the Method fits your home and your timeline. Whether you choose full coordination or simply want honest answers about preparing to sell, the conversation starts wherever you are.
