Heritage Pines, Cary, NC
An established 55+ community in west Cary with roughly 300 homes, two separate associations, resident-led governance, and a resale market that rewards buyers who understand the details before they make an offer.
An established Cary community with two details buyers should understand early
Heritage Pines is a 55+ active adult community in west Cary, established in 2000 and made up of roughly 300 homes in two sections: detached single-family homes and attached one-story townhomes.
The community is self-governed by a resident board of directors, with an onsite management office in the clubhouse.
Two things matter before you make an offer. The townhomes sit in a separate association from the single-family homes, with different dues and governing documents. The community also sits inside the outermost aircraft-noise contour published by Raleigh-Durham International Airport, which creates a resale disclosure requirement.
Heritage Pines is not one HOA with one set of numbers
The detached single-family homes and attached townhomes are recorded as separate subdivisions with separate associations. Buyers should review the documents for the section they are actually purchasing in.
Per month, August 2026
Applies to the detached-home section. It has its own budget, governing documents, reserves, and maintenance responsibilities.
Per month, August 2026
Applies to the attached townhome section. It is a separate association and should not be evaluated using the single-family documents.
Buyer note: Dues, reserves, rules, maintenance responsibilities, and rental policies can differ between the two sections. Current governing documents for the exact property should be reviewed before relying on any summary.
The aircraft-noise question deserves a direct answer
Heritage Pines sits inside the 55 decibel contour on Raleigh-Durham International Airport’s composite noise map, the outermost of the four published bands. The 60, 65, and 70 decibel contours sit closer to the runways.

What that means for a buyer
Homes inside the 55 decibel area require aircraft-noise disclosure when they are resold under North Carolina’s residential property disclosure rules. Heritage Pines is below the 65 decibel level the FAA uses as the threshold above which aircraft noise becomes incompatible with residential use.
Noise is subjective. The practical way to answer the question for yourself is to visit the specific property more than once, including during the airport’s busier morning and evening periods.
Two housing sections with different strengths
Heritage Pines is built out, so every purchase is a resale. Homes were built starting in 2000 and through the middle of that decade, making condition, updates, and major systems important parts of the comparison.

Detached homes with one-level and main-level-living options
Recent listings ranged from about 1,574 to 2,544 square feet. Some plans are fully one-story, while others place the primary suite and a second bedroom on the main level with a third bedroom and loft upstairs.

Attached one-story homes with strong step-free appeal
Recent sales ranged from about 1,389 to 1,896 square feet. Several homes offer step-free entry from both the garage and front door, making this section especially relevant for buyers prioritizing one-level living.
What homes were actually selling for
These figures are a dated Doorify MLS snapshot, not a prediction of the next listing or sale.
Three active single-family listings were in this range, with a median of $550,000.
The two most recent townhome sales both closed at their asking prices.
Smaller homes carried the higher per-square-foot figures in the recent sample.
Inventory does not move at one uniform speed. The three single-family listings in the August 2026 sample ranged from 7 to 90 days on market. Use the live IDX section below for current availability.
A long-established clubhouse and recreation program
The clubhouse is the center of community life. Residents have meeting rooms, a card room, arts and crafts space, a library, kitchen, fitness center, outdoor pool and spa, tennis and pickleball courts, bocce, shuffleboard, billiards, ponds, and walking trails.
Dues include some property maintenance and lawn care, full use of the clubhouse and athletic facilities, and participation in community activities.

Established rather than still forming
More than two decades in, Heritage Pines has established clubs, card games, standing activities, and a resident culture that already exists when you arrive.
The HOA is self-governing under a resident Board of Directors, with onsite management support. Volunteer committees help oversee grounds, clubhouse matters, social programming, architectural review, and finance. Volunteer committees handle grounds, clubhouse matters, social programming, architectural review, and finance.
That means decisions are made by people who live with the results. It also means resident participation matters, which is worth asking about when you visit.

West Cary, inside town limits
Heritage Pines sits in west Cary near Carpenter, with access to NC-540 and NC-55. Research Triangle Park, regional hospital systems, shopping, and the airport are all part of the broader location picture.
Property tax, school assignment, and municipal services should be verified for the specific address. The two Heritage Pines sections can also fall into different school attendance zones.
How Heritage Pines compares
The biggest decision is not simply price. It is whether you want to buy into an established community with known routines and resale homes, or start fresh in a new community still taking shape.

What I tell buyers about Heritage Pines
Four details come up in nearly every serious conversation about this community.
Experience the aircraft noise before you decide
Visit the property more than once, including during busier morning or evening periods. The right answer is personal and should come from your own experience at the specific home.
Read the documents for the correct association
The townhome and single-family sections have different dues, reserves, rules, and governing documents. Do not compare one section using the other section’s numbers.
Inspect the major systems carefully
Homes built in the early and mid-2000s may be reaching the stage when roofs, HVAC systems, water heaters, and other components require replacement or significant maintenance.
Decide about steps before square footage
Several townhomes offer true step-free entry, while some detached homes include upper-level bedrooms and lofts. If one-level living is a priority, use that to narrow the search first.
Frequently asked questions about Heritage Pines
How much are the HOA dues at Heritage Pines?
Dues depend on which section you buy in. As of August 2026, per Doorify MLS, single-family homes run $248.90 a month and townhomes run $240.59 a month because they are two separate associations. Dues include some property maintenance and lawn care, use of the clubhouse and athletic facilities, and participation in community activities.
Is Heritage Pines in the RDU flight path?
Yes. Heritage Pines sits inside the 55 decibel contour on RDU’s composite noise map, the outermost of four bands. That is below the 65 decibel level the FAA treats as incompatible with residential use, and it is above the 55 decibel line that requires aircraft-noise disclosure when a home is resold under North Carolina law. Any specific address can be checked on RDU’s interactive map.
Is Heritage Pines 55 and over?
Yes. Heritage Pines is an age-restricted 55+ active adult community, recorded that way in the local MLS and described that way by the association. Specific age rules are contained in the recorded governing documents.
Are there single-level homes at Heritage Pines?
Yes, in both sections. Many attached townhomes are one-story with step-free entry from the garage and front door. Some single-family plans are single-story and others place a third bedroom and loft upstairs, so the configuration should be confirmed on the specific home.
Can you rent out a home at Heritage Pines?
Rental policies are set by the recorded governing documents and differ between the two associations. Anyone buying with a rental plan should review the documents for the specific section before going under contract.
Should I sell my current home before buying at Heritage Pines?
In a community with limited resale inventory, sequencing can matter because the right home may become available on short notice. It is worth working through your sale, financing, and purchase timing before that happens.
