Get Pre-Approved

Get Pre-Approved Before You Shop

In the Raleigh Triangle, a strong offer arrives with a pre-approval letter attached. Sellers and their agents expect it, and homes here can move quickly enough that “let me call my lender” costs buyers the house. This step comes right after setting your budget in my buyer roadmap, and it is one of the highest-leverage things you can do before touring homes.

The two terms get used interchangeably, but they carry very different weight:

  • Pre-Qualification is an informal estimate based on numbers you state verbally. Helpful for early planning, but it verifies nothing.
  • Pre-Approval means a lender has actually reviewed your income, assets, and credit and issued a written commitment amount. This is the letter that makes sellers take your offer seriously.

My advice is simple: skip straight to pre-approval before we begin showings.

Gathering documents ahead of time turns a slow process into a fast one. Most lenders want:

  • Recent pay stubs (typically the last 30 days)
  • W-2s or 1099s and federal tax returns for the past two years
  • Two to three months of bank and asset statements
  • Photo ID and permission for a credit check
  • Documentation for self-employment income, if applicable

Rates, fees, and responsiveness vary more between lenders than most buyers expect, and a fraction of a percentage point matters over thirty years. Comparing two or three lenders within a short window generally counts as a single credit inquiry for scoring purposes, so rate shopping does not need to hurt your credit. If you plan to use a state assistance program, confirm the lender participates; my page on first-time homebuyer programs covers why that matters.

How I Help

Relocating buyers and first-timers often tell me the lending process feels like the most intimidating part of the purchase. As your agent, my role includes connecting you with trusted local lenders who answer their phones, translating loan estimates into plain English, and making sure your pre-approval is structured to support the offers we plan to write. You are never handed a list and left to figure it out alone.

FAQS

Most pre-approval letters are valid for 60 to 90 days. If your search runs longer, your lender refreshes the documentation and reissues the letter, usually a quick process once your file is established.

A mortgage pre-approval involves a hard credit inquiry, which may lower your score by a few points temporarily. Multiple mortgage inquiries within a short shopping window are generally treated as one inquiry, so comparing lenders is worth it.

No. Final approval comes during underwriting after you are under contract, and it depends on the property appraising and your finances staying stable. Avoid new debt, large unexplained deposits, or job changes between pre-approval and closing.
