The Courtyards at West Cary, Cary, NC
A sold-out Epcon community of detached courtyard homes and luxury townhomes, built around main-floor living, private amenities, lawn service, and convenient access to western Cary, I-540, and the American Tobacco Trail.
A newer Epcon community in western Cary, now entirely resale
The Courtyards at West Cary is an Epcon Communities neighborhood of single-level courtyard homes off Morrisville Parkway in Cary, North Carolina, marketed by the builder as a 55+ active lifestyle community. Construction began in 2022 and the community is now sold out, so every home that becomes available here is a resale.
The neighborhood includes both detached Signature Courtyard Homes and The Townes at West Cary. Both products emphasize main-level living and share the same clubhouse, pool, pickleball, trails, and lawn-care structure.
Because there is no longer builder inventory, buyers need to understand the neighborhood before the right resale appears. Inventory can be zero for stretches, and the specific home’s courtyard orientation, upstairs configuration, association documents, and asking price matter more than a model-home tour.
Use the recorded documents, not just the marketing, to confirm the rules.
Epcon Communities built and marketed The Courtyards at West Cary as a 55+ active lifestyle community, and listings within the neighborhood are advertised the same way. Where an age restriction applies, the community’s recorded declaration is what governs the actual age and occupancy requirements for a specific home.

Approximately $220 to $280 a month, depending on the specific home
Association dues reported on homes that closed here in 2026 through Doorify MLS run roughly $220 to $280 per month. The amount is not identical across every property, so the fee attached to the specific resale matters more than the community average.
Varies by home
Use the current resale documents and listing information for the property you are considering.
Less yard maintenance
Mowing, fertilization, and weed control are included in the association structure.
Shared facilities
Dues also support common areas and upkeep of the clubhouse, pool, courts, and association management.
What is not necessarily covered
Beds, shrubs, and anything inside the private courtyard may fall outside the lawn-service contract. Confirm the current scope before assuming all exterior landscaping is handled.
What to verify at closing
Current dues, any one-time contribution or transfer fee, the reserve position, reserve study, assessment history, and who pays closing-related association charges should be checked through the resale package.
Homes are inside Cary town limits in Wake County, so the annual property-tax bill combines the Town of Cary and Wake County rates. Utilities and homeowners insurance remain separate owner expenses.

The courtyard is the design idea, not an afterthought
Epcon calls the detached homes Signature Courtyard Homes. Each is built around a private walled courtyard that sits within the home’s footprint rather than behind it, creating enclosed outdoor space without a conventional yard to maintain.
The primary suite, second bedroom, kitchen, and living areas are on the main floor. Several plans add an optional second level with a bonus room, third bedroom, and full bath, so the exact configuration should be confirmed on each resale.
There are 108 detached courtyard homes within a community range of roughly 1,500 to 2,900 square feet, with two to four bedrooms, two to three bathrooms, and an attached two-and-a-half-car garage.
- Private walled courtyard
- Main-floor primary suite
- Roughly 1,500–2,900 sq ft
- 2–4 bedrooms
- 2–3 bathrooms
- 2.5-car attached garage
Detached Signature Courtyard Homes
The larger portion of the neighborhood. These homes preserve the private walled courtyard concept that buyers typically associate with Epcon’s signature product.
- Roughly 1,500–2,900 sq ft
- 2–4 bedrooms
- 2–3 bathrooms
- 2.5-car garage
The Townes at West Cary
The townhome section is also sold out. Homes in The Townes fall within the community’s roughly 1,500 to 2,900 square-foot range and include a first-floor owner’s suite. Residents share the same clubhouse, pool, courts, and association structure.
- Roughly 1,500–2,900 sq ft community range
- 2–3 bedrooms
- 2.5 bathrooms
- 2-car garage

A neighborhood-scale clubhouse, pool, pickleball and trails
Amenities are private to residents and their guests. This is not a large resort campus, and that difference can be a benefit for buyers who prefer a smaller neighborhood and shorter walks to the shared facilities.
- Clubhouse with indoor gathering space
- Covered outdoor patio
- Fitness center
- Outdoor pool with sun deck
- Pickleball court
- Multi-purpose and meeting rooms
- Walking and biking trails
- Direct connection to the greenway network
Resident-organized rather than lifestyle-director driven
Social life at The Courtyards at West Cary is organized by residents rather than a full-time staff lifestyle director. Neighbors shape the standing groups, clubhouse calendar, seasonal gatherings, and the way the shared rooms are used.
That means the current clubhouse calendar is more useful than an old brochure. Buyers who want dozens of formal clubs may prefer a larger active-adult campus; buyers who want a smaller neighborhood where recurring groups are closer to home may prefer this scale.

Western Cary access with the American Tobacco Trail close by
The community sits at 9708 Morrisville Parkway in western Cary, less than two miles from I-540 and about half a mile from the American Tobacco Trail, with WakeMed Primary Care – West Cary a short drive away.
Everyday shopping, groceries, pharmacies, medical care, Downtown Cary, Downtown Apex, Research Triangle Park, and Raleigh-Durham International Airport are all part of the broader location advantage.
Schools and taxes are address-specific. The community is inside Cary town limits in Wake County. School assignment should be checked through the Wake County Public School System official address lookup for the specific property.

Size alone did not determine price per square foot.
Asking price and presentation materially affected outcomes.
The asking price is a starting point, not automatically the market value. The 2026 data shows buyers paying for the address, layout, condition and lifestyle, not simply raw square footage.

What I tell buyers about The Courtyards at West Cary
Four issues come up on nearly every tour here, and each one can affect how the home feels now and how it resells later.
Stand in the courtyard before you decide
The private courtyard is the whole design idea. Orientation changes sunlight, heat and privacy, so two otherwise similar homes can feel very different outdoors.
Check whether the second floor is finished
Some homes are true single-level while others add a bonus room and third bedroom upstairs. Confirm the specific property rather than relying on the plan name.
Read the budget and reserve study
Newer communities have not yet faced many major replacement cycles. The reserve study helps show whether today’s dues are realistic for tomorrow’s maintenance obligations.
Know exactly what the lawn contract covers
Mowing, fertilization and weed control are included, but beds, shrubs and the private courtyard may not be. Confirm the current service scope before assuming every exterior task disappears.
Resale-only strategy matters. There is no builder sales office or standing inventory list. Knowing your preferred product type, courtyard orientation, price range and deal-breakers before a listing appears can make the search substantially easier.
Frequently asked questions
How much are the HOA dues at The Courtyards at West Cary?
Dues run roughly $220 to $280 per month, based on fees reported on homes that closed here in 2026 through Doorify MLS. They are not identical on every home, so the figure for the specific address is the one that matters. Dues cover lawn mowing, fertilization and weed control, common area maintenance, and upkeep of the clubhouse, pool, and courts.
Is The Courtyards at West Cary a 55+ community?
Epcon built and marketed it as a 55+ active lifestyle community, and homes here are advertised that way. Where an age restriction applies, it is recorded in the community’s declaration under the federal Housing for Older Persons Act, and the recorded document controls. Read the age and occupancy language in the resale package during due diligence.
Can you still buy a new home at The Courtyards at West Cary?
No. The community is sold out and Epcon is no longer building here, so every purchase is a resale. If new construction is what you want in a courtyard home, The Courtyards at Oak Grove in Durham is currently selling, and Epcon has communities opening in Apex and Holly Springs.
Are the homes single-level?
The main living space is on one level in every home, including the primary suite, kitchen, and living areas. Several plans add an optional second floor with a bonus room, third bedroom, and full bath. Confirm the specific home rather than the plan name, because the same plan was built both ways.
Can homes at The Courtyards at West Cary be rented out?
Rental rules are set by the association’s recorded declaration and its current rules, and many communities of this type limit how many homes may be leased at one time or require a waiting period after purchase. If buying here as an investment or a future rental is part of your plan, that language needs reading before your due diligence period ends.
What county is The Courtyards at West Cary in, and who handles the schools?
The community is in Wake County, inside the Cary town limits, so owners pay both the county and town portions of the property tax bill. School assignment in North Carolina is set by address. Use the Wake County Public School System official address lookup for the specific property.
