The Courtyards at Holly Grove
A new Epcon Communities neighborhood planned for 107 homes on Avent Ferry Road, combining detached ranch homes, townhomes, private courtyards and an age-restricted community design.
A smaller new-construction Epcon community with two ways to live
The Courtyards at Holly Grove is taking shape on Avent Ferry Road at Capeside Avenue in Holly Springs. Epcon plans 107 homes across roughly 40 acres: 75 detached single-family ranch homes and 32 townhomes with rear-load garages.
The development is planned as age-restricted housing, and Epcon lists a fall 2026 sales opening. That makes this an early-stage community rather than an established neighborhood: pricing, Holly Grove-specific plan names and HOA dues are still waiting on the formal sales release.
For an early buyer, the value of getting informed before the sales center opens is less about rushing and more about understanding homesite position, ranch versus townhome, governing documents and the questions worth asking before registration.
Use the recorded documents, not just the marketing, to confirm the age rules
Holly Grove is being developed as age-restricted housing. The development plans designate at least 80 percent of the homes for households that include a resident age 55 or older. The recorded declaration will control the actual occupancy and verification rules, so those documents should be reviewed before a buyer commits.
Age-restricted housing
The project is being developed under an age-restricted community structure.
At least 80%
At least 80 percent of homes are designated for households with a resident age 55 or older.
Recorded documents
The declaration will spell out the actual household-age, occupancy and verification rules before the first closing.
The monthly assessment has not been published yet
Epcon publishes the assessment when a community opens for sale. Until then, the important point is to separate confirmed Holly Grove information from the way nearby Epcon communities are typically structured.
Set when sales open
Epcon has not published a confirmed Holly Grove monthly assessment for either product type yet.
Ranch and townhome fees
Do not assume the two product types will carry the same assessment. Confirm the final fee schedule for the specific home when Epcon releases the community budget and documents.
Contribution / transfer
Confirm whether a one-time capital contribution or transfer fee applies and whether the builder subsidizes dues during early phases.
Do not assume the inclusions yet: nearby Epcon communities can provide a useful frame of reference, but Holly Grove’s own budget and governing documents should confirm lawn and landscape service, clubhouse and pool costs, common-area maintenance, reserves, and any one-time closing fees.

Ranch homes and townhomes built around private courtyards
Every home is designed around a private garden courtyard. In Epcon’s layout, rooms wrap around that outdoor space so the courtyard becomes part of the daily view from the kitchen, living area and owner’s suite rather than simply sitting behind the house.
Holly Grove will offer two product lines. Exact Holly Grove plan names, square-footage ranges and pricing are scheduled to come with the sales release, so this page does not treat nearby-community plan sizes as confirmed Holly Grove specifications.

Still to be published: Holly Grove-specific floor-plan names, exact square-footage ranges and pricing. Those details should be updated here when Epcon releases the formal plan list.

A right-sized private amenity package
Epcon currently lists three private amenities for Holly Grove: a clubhouse, a fitness center inside it, and an outdoor pool. Clubhouse square footage, room layout and detailed pool specifications have not yet been published for Holly Grove.
- Private clubhouse
- Fitness center
- Outdoor pool
- Resident common areas
The social life has not been written yet, and early residents will help shape it
No residents have moved in, so Holly Grove does not yet have established clubs, traditions or a weekly calendar. At 107 homes, however, the first group of residents will have a meaningful role in defining what the neighborhood becomes.

Holly Springs living with Wake County and town services
The site is on Avent Ferry Road at Capeside Avenue in Holly Springs, southwest of Raleigh. Bass Lake Park and Ting Park are nearby outdoor options, while Holly Springs Towne Center covers everyday shopping and dining.
The community is inside Holly Springs town limits and Wake County. That means municipal water, sewer and trash service rather than a well-and-septic arrangement.
How The Courtyards at Holly Grove compares with other newer Epcon options

What I tell buyers about The Courtyards at Holly Grove
Buying before a community opens is a different exercise than buying a finished resale. The biggest decisions happen early, and several cannot be changed later.
Home site selection is the decision that lasts
You can change finishes later. You cannot move the house. Compare road exposure, orientation, neighboring lots, common areas and the planned surroundings carefully before choosing a homesite.
Ranch versus townhome is not just a price question
The townhomes are planned with first-floor owner’s suites and private courtyards, so they deserve a real comparison rather than being dismissed because they are attached.
Bring representation to the first appointment
Builder incentives, homesite premiums and contract terms are front-end decisions. Buyer representation and any compensation arrangement should be discussed and put in writing before we tour or register with the builder, so expectations are clear from the beginning.
Ask for the declaration before you commit
The age restriction, rental policy and fee structure belong in the recorded documents rather than the brochure. Those are the documents that should be read before the relevant contract deadlines.
Have your own inspections
Municipal inspections address code compliance. Independent inspections, including before drywall and again before closing, are worth discussing as part of the buyer’s due-diligence plan.
Frequently asked questions
Is The Courtyards at Holly Grove age restricted?
Yes. The development plans designate it as age-restricted housing, with at least 80 percent of the homes reserved for households including a resident 55 or older. The exact age rules for other household members are set out in the recorded declaration of covenants.
When does The Courtyards at Holly Grove open?
Epcon lists a fall 2026 opening. Holly Springs Town Council approved the rezoning in March 2025 and approved the subdivision plan in November 2025.
How much are the HOA dues at The Courtyards at Holly Grove?
Epcon has not published Holly Grove’s final HOA assessment yet. Confirm the current rate, what it covers, any difference between the detached ranch homes and townhomes, and any one-time closing fees when the community budget and documents are released.
Are all the homes single level?
The community is being marketed around single-level living with first-floor owner’s suites. Holly Grove-specific plan names and optional upper-level configurations should be confirmed from the final plan release rather than assumed from plans offered in other Epcon communities.
What is the difference between the ranch homes and the townhomes?
The 75 ranch homes are detached single-family homes. The 32 townhomes are attached, with rear-load garages, and they share the first-floor owner’s suite and private courtyard features. Square footage and pricing for both come with the plan release.
What county is The Courtyards at Holly Grove in, and what are the property taxes?
The community is in Wake County and inside the Holly Springs town limits. The Town of Holly Springs currently publishes a municipal property tax rate of 34.35 cents per $100 of assessed value, in addition to applicable Wake County taxes. Tax rates can change, so verify the current rates and assessed value for the specific property before relying on a monthly estimate.
